Australian Expats in Greece: Home Loans Back Home on a Euro Salary, With No Tax Treaty, the AADE Regimes and the Embassy in Athens Explained

Yes. An Australian citizen living in Greece can borrow from an Australian lender to buy or refinance at home without flying back. Euro income counts: 80 per cent of the gross Greek salary enters servicing once converted through XE, and a citizen can go to 95 per cent of the price with lenders mortgage insurance (one major bank’s foreign income policy). An expat home loan for an Australian in Greece is a type of Australian home loan, secured over property in Australia and assessed on euro income while the borrower lives in Greece. No foreign investment application is needed (foreigninvestment.gov.au). The Greek questions are tax, translation and the clock.

Greece in eight facts
  • The euro is a listed currency. One major bank’s foreign income policy counts 80 per cent of gross euro income after XE conversion, models Australian tax inside servicing, lets a citizen living overseas go to 95 per cent with lenders mortgage insurance, and caps a permanent resident living overseas at 80 per cent, uninsured.
  • There is no tax treaty. The Australian Treasury’s table shows Greece with an airline profits agreement only, signed on 5 May 1977 and in force since 7 April 1981. DFAT says negotiations for a double taxation agreement began in 2022 and have not concluded.
  • Greece taxes residents on worldwide income. Under Law 4172/2013 you are a Greek tax resident once your centre of vital interests is in Greece, or after 183 days in any twelve-month period, and article 9 credits foreign tax only up to the Greek tax on the same income (AADE).
  • Australia taxes the rent first. A foreign resident pays 30 cents on every dollar of taxable Australian income, rent included, up to $135,000 in 2025-26 with no tax-free threshold; on sale the main residence exemption is gone unless the life events test is met, the discount is gone for foreign-resident days after 8 May 2012, and the buyer withholds 15 per cent (ATO).
  • Three regimes pull people to Greece, and none moves the loan. Article 5A charges EUR 100,000 a year on foreign income for 15 years, 5B taxes a foreign pensioner’s whole foreign income at 7 per cent for 15 years, and 5C exempts half of Greek employment income for 7 years (Enterprise Greece). An Australian lender models Australian tax on the gross regardless.
  • No foreign investment application for Australian citizens living abroad or permanent residency visa holders. A Greek partner with neither status is a foreign person: $15,600 in fees on a new dwelling up to $1 million in 2026-27, no established dwellings until 30 June 2029, and 8 per cent extra duty in Victoria (State Revenue Office Victoria).
  • The embassy is in Athens, at 5 Hatziyianni Mexi Street, by appointment Monday to Friday from 9 am to 12.30 pm. It certifies a copy for AUD 90 and issues an apostille for AUD 105. Greece joined the Hague Apostille Convention in 1985 and Australia in 1995.
  • The clock and the rate. Melbourne is 7 hours ahead of Athens until 4 October 2026, 8 from that date and 9 from 25 October 2026. One Australian dollar bought 0.6208 euros on 18 September 2026, the Reserve Bank’s latest print when this page was written.

Getting a home loan in Australia while in Greece

Yes. An Australian citizen in Greece applies to the Australian lenders that accept overseas residents for a property in Australia. The loan is written under Australian credit law and secured over Australian land, so the lender wants three things proved: that you are Australian, that you are paid in a currency it accepts, and that the file shows both. The first two are easy from Greece. The third is the work, because every document you hold is in Greek and Athens sits up to nine hours behind Melbourne.

Three situations cover nearly everyone who contacts us from Greece. The Australian citizen who moved for work, a partner or family, often holding a Greek passport as well: dual nationality changes nothing on the Australian side, and foreigninvestment.gov.au lists Australian citizens living abroad as needing no residential application. The Australian permanent resident settled in Greece: the same income tier applies, but the ceiling drops to 80 per cent of value (one major bank’s foreign income policy), covered under deposit below. And the Greek-born Australian who has retired to the village and wants to keep, refinance or add to a property in Melbourne: that file rests on pension and rent rather than salary, and the tax section explains why.

A Greek spouse or partner with no Australian status is a foreign person for the purchase. The same guidance exempts joint tenants buying with an Australian citizen or permanent resident spouse, so a couple who hold as joint tenants need no application. A partner who buys alone, or holds a share as a tenant in common, needs approval. That partner pays $15,600 in fees on a new dwelling at $1 million or less in 2026-27 (foreign investment fee schedule), cannot buy an established dwelling between 1 April 2025 and 30 June 2029, and in Victoria pays 8 per cent extra duty (State Revenue Office Victoria). Our foreign buyer guide, can foreigners buy property in Australia, covers the partner’s side.

Which lenders take a Greek address?

Fewer than you would hope. Some Australian lenders decline any applicant living overseas, some accept a short list of currencies, and some accept the euro but shade bonuses, self-employed income and rent differently from one another. Our comparison of the Australian banks that lend to expats lays the published positions out lender by lender, and our Australian expat home loans guide holds the rules that apply from any country. This page adds the Greek layer.

How does an Australian lender read a euro salary earned in Greece?

Start with the gross figure on your Greek payslip, before income tax and social insurance contributions. One major bank’s foreign income policy treats the euro as a listed currency. The assessor deducts 20 per cent from the gross euro income, converts the remainder into Australian dollars through the XE currency converter on the day, applies Australian tax scales to the result, subtracts living expenses and commitments, and arrives at a borrowing figure. Greek income tax and Greek social insurance never enter the model. Australian tax on the converted gross replaces both.

Put a number through it. A gross salary of EUR 60,000 becomes EUR 48,000 after the 20 per cent deduction (one major bank’s foreign income policy). At the Reserve Bank’s rate of 0.6208 euros to the dollar on 18 September 2026, that is about A$77,300 entering the servicing calculation before Australian tax and living costs come off (Reserve Bank of Australia, exchange rates). The XE rate on the assessment day governs. The 20 per cent is the policy’s flat deduction on foreign currency income, not an estimate of Greek tax, and a lower Greek tax bill under any special regime does not shrink it.

What if my employer pays me in Australian dollars while I live in Greece?

Then the currency question disappears. The same published policy counts 100 per cent of Australian dollar income for a citizen living overseas, with the same 95 per cent ceiling (one major bank’s foreign income policy). A remote role with an Australian employer, an Australian pension paid into an Australian account, or Australian rent all arrive without the deduction and without conversion. In our experience this is the strongest file that leaves Greece, and it is common among people who split the year between the two countries.

How are fourteen salaries, a bonus or a Greek business read?

Greek pay commonly runs to fourteen instalments a year; Eurostat notes that Greece, Spain and Portugal pay the minimum wage for 14 months a year and adjusts its figures for it (Eurostat, minimum wage statistics). An assessor who annualises the monthly figure understates your income by a seventh, so the employer letter and the annual settlement note should state the full annual gross, and we make sure it is read that way. Bonuses are variable income; select lenders count them after two years of history, at a reduced share.

Spain and Switzerland are different problems. Spain has a treaty, a flat-rate regime and a foreign asset declaration, all on our page for Australian expats in Spain; how a lender reads a salary anywhere else on the continent is on our Australians in Europe guide. Greece is a large euro economy where the tax layer has no treaty under it.

Your Greek payslip says one number. A former banker will tell you the one that counts.

Send your annual gross, your bonus structure and your Australian status and a former banker runs them through the lenders that accept a Greek address, at 80 per cent of gross after XE conversion and Australian tax. You get the borrowing figure across lenders on the first call, before anything touches your credit file.

No treaty: what the ATO and AADE each do with one Australian property

The Australian Treasury’s table lists Greece with a single instrument, an airline profits agreement signed on 5 May 1977 and in force from 7 April 1981 (Australian Treasury, income tax treaties). DFAT’s country brief says negotiations for a double taxation agreement were launched in 2022 (DFAT, Greece country brief). Until one is in force there is no tie-break rule for residency, no treaty article on real property income and no treaty relief on sale. Two domestic systems apply at once, and the only thing that stops the rent being taxed twice in full is a credit inside Greek law.

When does Greece treat me as a tax resident?

Article 4 of the Greek Income Tax Code makes you a Greek tax resident if your permanent or principal residence, your habitual abode or the centre of your vital interests is in Greece. Separately, anyone in Greece for more than 183 days cumulatively in any twelve-month period is a resident from the first day of that presence (AADE, tax residence for natural persons). A Greek-born Australian who spends eight months a year in the village house meets that rule, whatever the passport says, unless AADE accepts the stay as being purely for tourism, medical treatment or similar private reasons.

Greek residents are taxed on worldwide income, so Australian rent goes on the Greek return. AADE’s English guidance sets out the relief. Greek income tax on foreign-source income is reduced by the tax paid abroad on the same income, but never by more than the Greek tax attributable to it. That cap applies whether a treaty gives both countries taxing rights or, in AADE’s words, “there is no agreement with the source country of the income” (AADE, taxation of non-Greek sourced income of Greek tax residents). Australia taxes first, Greece credits second, and your Greek accountant needs the Australian notice of assessment to claim the credit.

What does Australia take from the rent?

The ATO decides your Australian residency with its own four tests: resides, domicile, 183 days and Commonwealth superannuation. The domicile test is the one that matters for a move to Greece: you remain an Australian resident while your domicile is in Australia unless the Commissioner is satisfied your permanent place of abode is now outside it (ATO, your tax residency). Settle the label with a registered tax agent before you buy.

Once you are a foreign resident for Australian tax, you declare the income you earn in Australia, rent included; the tax-free threshold and the Medicare levy do not apply (ATO, foreign and temporary residents). The 2025-26 foreign resident scale is 30 cents on every dollar up to $135,000, then $40,500 plus 37 cents to $190,000, then $60,850 plus 45 cents beyond (ATO, foreign resident tax rates). Anyone still carrying a HELP, VET Student Loan or Australian Apprenticeship Support Loan debt must also report worldwide income to the ATO each year or lodge a non-lodgment advice.

What do the 5A, 5B and 5C regimes change, and what do they not?

Greece has three special regimes for people who move their tax residence in, all in Law 4172/2013 and administered by AADE (AADE, tax incentives to attract new tax residents). Enterprise Greece, the state investment agency, publishes the conditions in its Tax Guide 2026 (Enterprise Greece, Tax Guide 2026). Article 5A is the non-dom regime. It takes someone who was not a Greek tax resident for seven of the previous eight years and who invests at least EUR 500,000 in Greece within three years, and it charges a lump sum of EUR 100,000 a year on all foreign-source income, plus EUR 20,000 for each relative added, for fifteen tax years. The Greek return reports Greek-source income only, and no foreign tax credit is available. Article 5B is for foreign pensioners who were not Greek residents for five of the last six years and who move from a country with an agreement for administrative cooperation in tax matters in force with Greece. It taxes total foreign-source income at a flat 7 per cent for fifteen tax years (Enterprise Greece Tax Guide 2026), with worldwide income reported and the credit available. Article 5C is for people who come to work. It takes someone who was not a Greek resident for five of the last six years, who moves from an EU or EEA country or one with an administrative cooperation agreement, who is employed or in business in Greece and who declares an intention to stay at least two years. Half of the employment or business income earned in Greece is then exempt from income tax for seven tax years. Whether a move from Australia meets the administrative cooperation condition is a question for a Greek tax adviser, since Australia is outside the EU and EEA and has no bilateral treaty.

What the regimes do for an Australian loan is simpler to state. Nothing. The lender applies Australian tax scales inside servicing regardless of what Greece charges, so a 5C exemption or a 5B rate changes your take-home pay and the speed at which you save a deposit, not the borrowing figure. Under 5A the Greek return shows Greek-source income only, so the lender reads the Australian rent from leases and the Australian assessment instead.

Three ATO rules that decide whose name goes on title

Sell while you are a foreign resident and, for any contract after 30 June 2020, the main residence exemption is unavailable unless you meet the life events test; the ATO treats the contract date, not settlement, as the disposal time (ATO, main residence exemption for foreign residents). The 50 per cent discount is not available in full on assets acquired after 8 May 2012, and not at all if you were a foreign resident for the whole ownership period (ATO, CGT discount for foreign residents). And from 1 January 2025 the purchaser withholds 15 per cent of the price on every property sale unless the seller produces a clearance certificate as an Australian resident or a variation notice as a foreign resident; the old 12.5 per cent rate on property valued at $750,000 or more ended on 31 December 2024 (ATO, foreign resident capital gains withholding). The lender’s view is unchanged by all of it. What changes is whether the property should sit with the spouse who stays an Australian resident, and whether refinancing beats selling while you are in Greece.

Deposit and borrowing power from Greece

The ceiling follows your status. Under the same major bank’s published policy an Australian citizen living in Greece and paid in euros can go to 95 per cent of the valuation with lenders mortgage insurance. An Australian permanent resident living in Greece is assessed on the same 80 per cent of income but is held to 80 per cent of value with no insurance available. A citizen who can reach 80 per cent keeps more of the panel open and avoids the premium; in our experience that is the better trade when the savings allow it.

Where does a Greek deposit come from?

The lender does not care which country the deposit sits in. It cares that three months of statements show the money in your name, that any large arrival is explained, and that the trail from the Greek account to the Australian settlement account is unbroken. Five things work from Greece:

  • Euro savings in a Greek bank, with statements for every account and every page.
  • Australian dollar savings that never left, which need no conversion, no deduction and no translation.
  • The proceeds of a Greek property sale, with the notarial deed and the bank credit matched to the amount.
  • A gift from family in Greece or Australia, documented with a signed letter and a statement from the giver.
  • Equity in a property you already own in Australia, released by refinancing, covered in the next section.

What lowers borrowing power from Greece?

Three things, in order. First, which lender reads your income: a bank that counts twelve of the fourteen salaries, or shades the bonus to nothing, writes a smaller loan from the same job. Second, how the Australian rent is treated: lenders count a share of it, and the share differs. Third, your Greek commitments: a Greek mortgage and a car loan enter the Australian servicing model at their repayments, and every credit card at its limit rather than its balance, so close the cards you do not use before you apply.

Refinancing my Australian home while in Greece

Yes. If you kept a property in Australia, select lenders will refinance it while you live in Greece, and they assess it as a purchase: 80 per cent of the gross euro income after conversion (one major bank’s foreign income policy), Australian tax scales applied, Australian rent counted at the share each lender allows. According to Everstone Finance, no part of a Greek refinance needs a flight. Identity is certified in Athens or before a Greek notary where the lender accepts one, the loan documents are signed electronically, and the switch settles through PEXA.

The typical Greek refinance file is a loan written years ago on a Melbourne salary and left untouched since the move. The existing lender may have stopped accepting overseas residents, so the rate review went nowhere. Or a retired couple in Greece hold a Sydney apartment on a loan never revisited. Each is assessed the same way; only the income evidence differs.

What does a refinance from Greece involve?

  1. The current loan statement showing balance and repayment, and rental statements from the property manager if the home is tenanted.
  2. The Greek income file: an employer letter stating the annual gross across fourteen payments, two recent payslips, the last two E1 returns with their settlement notes, and three months of the salary account, translated where the lender requires it.
  3. A valuation of the Australian property, ordered by the new lender and completed without you.
  4. Identity certified at the Australian Embassy in Athens, or by a Greek notary where the lender accepts that route, which we confirm per lender before you pay anything.
  5. Loan documents signed electronically from Greece, a discharge request to the outgoing lender, and settlement through PEXA.

Equity release follows the same path with one addition: the released funds land in an Australian account first, and the lender asks what they are for. A second Australian property is a straightforward answer. The lender-by-lender mechanics, and what to do when a lender has quietly withdrawn from overseas residents, are in our guide to switching an Australian mortgage from abroad.

For an Australian citizen or permanent resident owning property at home, what many call a home equity loan is a cash out refinance from Greece, written as a loan increase, a refinance with an equity release or a separate loan split. Greece has no double tax agreement with Australia, yet the lender models Australian tax on the gross euro salary, and usable equity at most lenders is around 80 per cent of current value without lenders mortgage insurance, less the existing loan. Our guide explains how a cash out refinance works for Australian expats.

If the Greek chapter has a known end date, order matters. A returning Australian whose Greek income stops on a fixed day and who has no Australian job yet is a harder file than the same person six months earlier. Refinance while the Greek employment is live, before the resignation and before the shipping container.

Documents in Greek, translations, the embassy in Athens, signing and the clock

A Greek file is one of the more paper-heavy overseas files, for one reason: nothing you hold is in English.

Which Greek documents does an Australian lender ask for?

Identity and status: your Australian passport, or permanent residency evidence with your Greek or other passport, plus your Greek identity card or residence permit. Income: an employer letter stating role, start date and annual gross across all fourteen payments; your two most recent payslips; the last two E1 returns and the settlement notes AADE issues on each, which its portal lets you retrieve for any year since 2003 (AADE, personal income tax return E1, E2, E3). Assets and liabilities: three months of statements for every Greek account, statements for any Greek mortgage, car loan or card, and the matching statements for each Australian account and loan.

Who translates them, and does the lender accept it?

Australian lenders want documents in English, and a translation done by the applicant is not one. Greece keeps a Register of Certified Translators under the Ministry of Foreign Affairs, searchable on gov.gr, whose members translate officially between Greek and other languages (gov.gr, search for a certified translator). A translation from that register, stamped and attached to a copy of the Greek original, is the form we send. Translate the employer letter, the payslips and the settlement notes; bank statements usually read without translation because the figures and dates carry them.

Where do I get identity documents certified in Greece?

Australia has one post in Greece, the embassy in Athens at 5 Hatziyianni Mexi Street, which also serves Bulgaria and Romania; honorary consuls elsewhere in the country cannot perform notarial acts (Australian Embassy Greece, notarial services). Every notarial service needs an appointment, available Monday to Friday between 9 am and 12.30 pm. The embassy certifies true copies, witnesses signatures on Australian forms, and certifies identity only on DFAT’s own identity certificate, not on a lender’s form. Its fee schedule from January 2026 charges AUD 90 for a certified copy, AUD 90 to witness a signature and AUD 105 for an apostille, by card only (Australian Embassy Greece, fees). It does not witness signatures on overseas documents, and DFAT’s notarial page adds that property transfers are witnessed only for buying or selling property in Australia (Smartraveller, notarial services overseas).

For someone on Rhodes or in Thessaloniki, Athens is a day’s trip for a signature. The alternative is a Greek notary. The lenders we place files with have, in our experience, accepted identity documents certified by a Greek notary, and where a lender needs the notary’s certificate legalised, an apostille does it: Greece has been a party to the Hague Apostille Convention since 18 May 1985 and Australia since 16 March 1995 (HCCH, status table). Which Greek authority issues the apostille depends on the document: HCCH lists the Decentralised Administrations for most public documents and the First Instance Courts for judicial documents, at no charge, and gov.gr documents can be apostilled electronically through e-apostille.gov.gr (HCCH, Greece competent authorities). We confirm the notary route per lender before you book anything.

Signing, settlement and the time difference

Loan documents from the lenders we use are signed electronically in most cases, contracts are exchanged electronically in most states, and settlement is digital. PEXA describes its role directly: whenever a home is bought, sold or refinanced in Australia, the lawyer, conveyancer and lender will most likely settle on its platform, which helps more than 20,000 families a week and is regulated by the Registrar in each state where it operates (PEXA).

The clock is the working constraint. Greece keeps Eastern European Time, two hours ahead of UTC, and follows the European Union’s summer time rule, from the last Sunday in March to the last Sunday in October at 01:00 UTC (IANA Time Zone Database, Europe); in 2026 that is 29 March to 25 October. Melbourne is on UTC plus ten until its clocks go forward at 2 am on Sunday 4 October 2026 (Reserve Bank of Australia, daylight saving 2026). So the gap is 7 hours until 4 October 2026, 8 hours from that date, and 9 hours from 25 October until Athens returns to summer time on 28 March 2027. An 8 am call in Athens lands at 3 pm in Melbourne until 4 October, 4 pm from then and 5 pm through the northern winter, all inside Australian business hours.

Living in Greece as an Australian: the numbers behind the file

The Greek connection runs through Australia’s own census. The 2021 Census counted 92,314 people in Australia who were born in Greece, with a median age of 74, 94.8 per cent of them Australian citizens, living in 63,291 private dwellings (ABS, Greece-born QuickStats). A further 424,744 people recorded Greek ancestry (ABS, cultural diversity data summary). That age profile explains the enquiries we receive: a retirement to the family village, a second home on an island, or an adult child of Greek parents taking a posting in Athens. No official figure exists for the number of Australians living in Greece; the DFAT country brief publishes none, and neither does the embassy.

What DFAT does publish frames the traffic. Australians made 139,220 returns from Greece in the year to 2024, not counting entries through another Schengen country or on a Greek passport; and 180 working holiday visas have gone to Greeks since 2022. Greece has been in the European Union since 1981, in Schengen since 2000 and on the euro since 2001. Smartraveller adds a warning for the Greek-born and their sons: male dual nationals may be liable for Greek military service, even if born outside Greece (Smartraveller, Greece).

What does a Greek salary look like next to an Australian one?

Modest. The statutory minimum wage for employees rose to EUR 920 a month from 1 April 2026 under Ministerial Decision 8934 of 27 March 2026, from EUR 880 a year earlier, with the daily rate for wage earners at EUR 41.09 (Ministry of Labour and Social Security, minimum wage, in Greek). Eurostat’s adjusted figure places Greece in the EUR 1,000 to 1,500 monthly band with Spain and Portugal. Eurostat’s national accounts series puts the average full-time adjusted salary per employee in Greece at EUR 17,954 for 2024, up from EUR 17,070 in 2023 (Eurostat, average full-time adjusted salary per employee). At the Reserve Bank’s rate that average is under A$29,000 before the 20 per cent deduction, which is why a Greek file rarely rests on the Greek salary alone.

Two of those numbers shape the loan directly. A community this old means many files are pension and rent files, where the settlement note and the Australian assessment do more work than any payslip. And a low average wage means the lender that reads Australian rent generously and counts Australian dollar income in full is usually the right lender.

What to do this week, from Greece: download your last two E1 returns and settlement notes from myAADE, ask your employer for a letter stating the annual gross across all payments, export three months of statements for every account, and check that your passport and the property title carry the same name. With those in hand, a former banker can give you the borrowing figure across lenders in one conversation, and the rest of the file runs on Melbourne’s working day while Athens sleeps.

Self-employed in Greece: building the file from business income

If you run your own business in Greece, invoicing clients rather than drawing a Greek salary, the euros arrive against work completed rather than on a payroll date. An Australian file can be built on either.

The expat lending template presumes a payroll behind the borrower: payslip, contract, matching credits. A business income file is assembled from different documents, and how the income is evidenced decides it rather than its size.

Everstone Finance decides the documentation route before lodging anything. Brighten writes non-resident lending as either a full documentation loan or an alternative documentation loan. Bluestone treats any Australian citizen or permanent resident living overseas and earning in a foreign currency as an expat, and publishes flexible income verification options that include self-employed borrowers. Everstone chooses ahead of the application, because a decline leaves a credit enquiry and a valuation on the record.

Say it on the first call. The distance between Athens and Melbourne widens through the northern autumn, as this page sets out above, so the sooner the lender question is settled the less the calendar matters.

Frequently asked questions

Can I get a home loan in Australia while living in Greece?

Yes. Australian citizens living in Greece can borrow from the Australian lenders that accept overseas residents. The euro is a listed currency under the foreign income policy of one major bank: 80 per cent of gross euro income counts after XE conversion, Australian tax is modelled in servicing, and a citizen can borrow to 95 per cent of value with lenders mortgage insurance. Citizens living abroad and permanent residency visa holders need no foreign investment application.

Can I refinance my Australian home loan while living in Greece?

Yes. A refinance from Greece is assessed like a purchase: 80 per cent of the gross euro salary, converted and taxed on Australian scales, with Australian rent added at the share the lender allows. Identity is certified at the Australian Embassy in Athens or by a Greek notary where the lender accepts it, loan documents are signed electronically and the switch settles through PEXA. Run it while the Greek payslips are current if a move home is planned, not after the job has ended.

Does the Greek 5C or 5B tax regime increase what I can borrow in Australia?

No. Article 5C exempts half of Greek employment income from Greek tax for seven years and article 5B taxes the whole foreign income of a foreign pensioner at a flat 7 per cent for fifteen years, but an Australian lender starts from the gross income on the payslip or pension statement and applies Australian tax scales inside its servicing model, ignoring Greek tax entirely. The regimes change your take home pay and how fast you save a deposit. They do not change the borrowing figure, and the lenders we use do not read them.

Is there a tax treaty between Australia and Greece?

Not a comprehensive one. The Australian Treasury treaty table lists only an airline profits agreement with Greece, signed in 1977 and in force since 1981, and DFAT says negotiations for a full agreement began in 2022. Greece taxes its residents on worldwide income and credits Australian tax on the same income up to the Greek tax due, under article 9 of Law 4172 of 2013. Australia taxes the rent at foreign resident rates from the first dollar, with no tax free threshold and no Medicare levy.

Where do I get documents certified and translated in Greece?

Certified copies and witnessed signatures come from the Australian Embassy in Athens, by appointment on weekday mornings, at AUD 90 per document from January 2026; apostilles cost AUD 105. A Greek notary is accepted by select lenders, which we confirm per lender. Translations come from the Register of Certified Translators of the Greek Ministry of Foreign Affairs, searchable on gov.gr. Both countries are in the Hague Apostille Convention, so a Greek apostille legalises a notarial certificate.

What is the time difference between Greece and Melbourne for a broker call?

Melbourne is 7 hours ahead of Athens until Victoria moves to daylight saving on 4 October 2026, then 8 hours. When Greece leaves European summer time on 25 October 2026 the gap grows to 9 hours and stays there until Greece returns to summer time on 28 March 2027. An 8 am call in Athens lands at 3 pm in Melbourne until 4 October, 4 pm from then and 5 pm through the northern winter, all inside Australian business hours, and documents sent in the Greek evening are read the next Melbourne morning.
