Buying Property in AustraliaFrom Bali and Indonesia
Home loans, refinancing and equity release on property in Australia only, for Australians living in Bali and across Indonesia. We’re former bankers, we compare 40+ lenders, we’re paid by the lender (not by you), and we work Bali hours.
- Australian citizens in Indonesia face no FIRB approval and no foreign-buyer ban: the whole Australian market is open to you, established homes included, and permanent residents are generally treated the same way while they remain ordinarily resident in Australia.
- Indonesian rupiah sit on the preferred currency list, so lenders commonly count 80 per cent of your gross salary, and foreign overtime, allowances, commission and bonuses are now accepted in servicing at select lenders.
- Bali runs two hours behind Melbourne and Jakarta three in the Australian winter, and each is an hour further behind in the summer. We work to your time zone.
- The full journey, documents to settlement without a flight, is in our step-by-step overseas buying guide. This page covers what is specific to Bali.

The currency on your contract decides your Australian budget long before the island does. An Australian in Canggu paid in Australian dollars is assessed with no currency shading at all; a Jakarta contract paid in rupiah commonly counts at around 80 per cent of gross salary on the preferred list at select lenders, and most lenders then model Australian tax on it whatever you actually pay locally. Two Australians in Indonesia on the same gross number can land six figures apart on what they can borrow, which is why this page is written around those two cohorts rather than around the beach.
The clock is barely an obstacle here. Indonesia sits two hours behind Melbourne in the Australian winter, so when an Australian lender starts work at 10am on a Tuesday it is 8:00 AM on Tuesday where you are. A request that lands before your breakfast can be read, actioned and returned inside the same Australian business day.
This page is written from Bali because that is where the largest Australian community in Indonesia sits, and where most of the questions start. The lending itself is not a Bali matter. An Australian mortgage is assessed against Australian criteria, so a reader in Jakarta, Surabaya or Bandung works through the same process, the same paperwork and the same decisions as someone on the island.
What changes with distance is logistics, not eligibility: getting documents certified, keeping a reliable contact point in Australia, timing your calls. Those are all solvable. If a purchase is what you are working towards, read our guide to buying property in Australia while living overseas next.

How lenders read Indonesian rupiah
Two kinds of Australian earn in Indonesia, and lenders read them differently: rupiah contracts commonly count at around 80 per cent of gross salary under preferred-list shading, while treatment of overtime, allowances and bonuses depends on the lender. Whatever the cohort, most credit teams model the income at Australian tax scales regardless of the rate actually paid locally, and the same payslip can swing an expat budget by six figures depending on where it lands.
Deposit and LVR on a rupiah salary. The rupiah sits in the second tier of one major bank’s foreign income policy: counted at 80 per cent of gross after a 20 per cent deduction and converted at the XE rate, capped at 80 per cent of the property value, no lenders mortgage insurance, so a 20 per cent deposit plus costs is the planning number for a rupiah contract. An Australian dollar salary for a remote worker in Canggu is read unshaded and, for a citizen, reaches the 95 per cent tier with LMI, which is the widest gap between two neighbours anywhere in this cluster. A permanent resident living overseas stops at 80 per cent on any currency.
Between Canggu remote workers and Jakarta corporate postings, Indonesia hosts a large and growing Australian community, and rupiah earnings now sit on the preferred list at select lenders.
For the Jakarta-contract cohort, rupiah on the preferred list means 80 per cent of your gross salary commonly makes it into servicing, and select lenders now admit foreign overtime, allowances, commission and bonuses too. The shared quirk both cohorts inherit: most lenders assess the salary as though Australian tax applied, even where the local rate is lower, which stacks one more reason onto getting the lender comparison right.
To size your own position, lift the live rupiah rate from xe.com and feed it through the calculator below, which applies the income count set out in our Australian expat home loans guide. One caveat travels with every cohort: lender policies on the identical Bali payslip routinely land six figures of budget apart, so the matching exercise belongs before the property shortlist, not alongside it.
Indonesia’s Australian community runs from Jakarta corporate postings to the Canggu laptop economy, and the two are financially different animals. The corporate cohort earns rupiah on local contracts; the remote workers usually keep Australian or US-dollar income, which assesses more simply again.
What the assessor actually looks at. Not where you answer email from. The first thing checked is the currency on the contract and the account the salary actually lands in, because that decides whether the income is read unshaded, on the preferred tier, or case by case. A file paid partly in Australian dollars and partly in rupiah is read as two incomes with two sets of evidence, and an Indonesian-language contract is not read at all until the NAATI translation arrives, so the translation sits on the critical path, not on the to-do list.
Every keystroke recalculates, and everything stays on your side of the screen: the numbers remain in your browser and are never seen by us. Treat the 80 per cent tier and the debt-to-income cap of five as indicative settings rather than policy, because tax modelling, commitments and full serviceability finish the assessment, and the gap between lenders on one payslip still runs to six figures. General information only, not credit advice.
Both cohorts shop in the same market, measured here by Cotality’s median dwelling values as at 30 September 2026: Sydney $1,198,596, Brisbane $1,048,880, Perth $975,022, Adelaide $928,560, Melbourne $780,550. An indicative ceiling around $528,000 sits under each of those medians, pointing the search at units, at the regional markets, at a fatter deposit or at a second name on the loan. Priced at the worked example’s illustrative rate, the ceiling floats with the rupiah, which is the exact movement the calculator above converts live; the full median tracker holds the city-by-city detail.
For the lender by lender detail behind these settings, see which Australian banks lend to expats in 2026, and for how we place a file from Indonesia, see our Australian expat mortgage broker page.
In short: the currency on the contract, not the postcode in Indonesia, sets the assessment: Australian-dollar pay is read unshaded, rupiah sits on the preferred tier at select lenders, and on either file the lender comparison can move the budget by six figures.
Five years of the rupiah, in Australian dollars
The rupiah’s five-year run against the Australian dollar, from Reserve Bank of Australia monthly data: one rupiah was worth about A$0.00010 in August 2021, A$0.00010 in August 2023, A$0.00009 in August 2025, and about A$0.00008 now. For a Rp1.5 billion deposit, the strongest month delivered $155,023 in Australia and the weakest $117,059, and that $37,963 spread is why the two cohorts share one discipline: transfer timing planned next to lender selection.
Whichever cohort you sit in, run the scenario first: xe.com has the live rate and the calculator above converts it into borrowing power on the spot. The aim is not currency prediction, it is knowing in advance what a few points of movement do to the deposit, splitting large conversions into stages rather than staking them on a single date, and keeping the settlement-transfer safeguards wrapped around every leg. Exchange-rate figures are RBA monthly averages, offered as general information, not financial or FX advice.
One piece of Indonesian context sits behind every rupiah payslip: Bank Indonesia held its BI-Rate at 5.75 per cent at its meeting of 19 August 2026, per the bank’s published rate data. That rate prices borrowing inside Indonesia and has no bearing on an Australian loan, which is assessed and priced entirely under Australian settings; it matters here only as background to the currency your salary arrives in.
Bali logistics, solved
Practicalities for Bali-based buyers: the time difference of two to three hours behind Melbourne shapes call scheduling rather than preventing it; documents follow the standard expat file of employment evidence, bank statements and recent payslips; documents issued in Indonesian require NAATI-accredited translation; and inspections, contracts and settlement all complete remotely.
- Time zones: Bali is two to three hours behind Melbourne and Jakarta three to four, and our calendar shows slots in your local time.
- Documents: the standard expat file applies: employment contract or letter, three months of salary credits, two payslips no older than about 60 days. If your payslips and contract are issued in Indonesian, they need translation by a NAATI-accredited professional translator, not by you and not by your broker, so build that into the timeline early.
- Visas and stay permits: on the Indonesian side of the file, the official visa list published in English by Indonesia’s Directorate General of Immigration includes the E33G Remote Worker Special Residency Visa and an Australia Working Holiday stream. Categories and requirements change from time to time, so confirm your own permit position on the official portal rather than a forum thread.
- Tax residence: Indonesia’s tax office treats a foreign citizen who stays in Indonesia for more than 183 days within a 12-month period as a domestic tax subject, a rule set out in English on pajak.go.id. Buying an Australian property does not change that status by itself, but how the two systems read your year is personal, so speak to an Indonesian tax adviser.
- On the ground: Remote workers paid in AUD or USD assess on those currencies instead, often even more simply. Inspections, exchange and settlement all run remotely: the mechanics are Steps 5 and 6 of the main guide.
- The market you are buying into: premium values fell 3.2 per cent in the three months to July 2026 while clearance rates sat under 50 per cent: the case for this cycle is in our buyer’s market analysis and buy-back window piece.
Your Bali or Jakarta file: what to have ready
Tick what you already hold. This is the standard expat file described on this page, with the two lines that matter most from Indonesia: the currency your pay arrives in, and the translation any Indonesian-language document needs. Nothing you tick is stored or sent anywhere.

Already own in Australia? Refinance, cash out and equity release, from Bali or Jakarta
The Australian community in Indonesia splits into two financially different owners, and the refinance conversation splits with them. A Canggu remote worker paid in Australian dollars is often the simplest review on the desk: the income assesses without currency shading at all, so refinancing or releasing equity from Bali runs close to a domestic application, just conducted over email. A Jakarta contract paid in rupiah follows the preferred-list treatment at select lenders instead, shaded the same way as a purchase.
According to Everstone Finance, Australians in Bali or Jakarta can refinance an Australian mortgage from Indonesia end to end: identity is certified locally, documents are signed electronically, and settlement runs through PEXA, the electronic settlement system for Australian property.
Either way the loan back home tends to be the last thing reviewed. Start with the review: the repricing-then-refinance sequence in our negotiate-your-rate guide was built to run remotely, and the current cashback market pays switchers who qualify.
Then the equity path: growth in the existing property can be released as the deposit for the next one, and for mixed files, paid partly in Australian dollars and partly in rupiah, the AUD portion carries the re-test unshaded while the rupiah portion follows preferred-list policy, which is why the structure of the application matters as much as the rate on it. One practical note carries over from the document section: payslips or contracts issued in Indonesian need NAATI-accredited translation for the refinance file too, so order that early. Serviceability across both loans, current valuations and LVR caps decide the ceiling, and a former banker maps the whole thing in one conversation.
Whether you call it a home equity loan or a cash out refinance from Bali, in Australia it usually runs as a loan increase or a refinance with an equity release. On a rupiah salary, one major bank’s foreign income policy stops at 80 per cent of the property’s value with no mortgage insurance above it, and the usable equity is roughly that figure less your balance. The Australian Consulate-General in Renon, Denpasar, certifies copies by appointment, and our guide to cash out refinancing for Australian expats sets out the purpose evidence lenders want.
We see the same two files most weeks: the remote worker who assumes Bali makes the loan hard, when the Australian-dollar income makes it one of the simplest reviews on the desk, and the Jakarta contract whose Australian loan has sat on the same rate since the posting began. Both start with one loan statement and one payslip.
Australian expats anywhere in Indonesia: Jakarta, Surabaya, the Kalimantan and Sumatra sites, and Lombok
Indonesia is well served for the certification step: the Department of Foreign Affairs and Trade keeps four posts here, the Australian Embassy in Jakarta and Consulates-General in Bali, Surabaya and Makassar. The Bali office on Jalan Tantular in Renon, Denpasar, covers Bali, West Nusa Tenggara and East Nusa Tenggara, so a Lombok reader books there; it witnesses signatures and certifies copies by appointment only. Surabaya, on Level 3 of the ESA Sampoerna Center, certifies copies of Australian documents or documents for use in Australia, witnesses signatures and takes statutory declarations, again by appointment. Makassar currently states on its own site that it provides notarial services only where there is an urgent need, so Sulawesi and eastern Kalimantan readers should plan on Jakarta or Bali for routine certification. Smartraveller’s advice is to ask the receiving party first, since a locally authorised person can often certify a copy and some lenders accept an approved agent overseas.
The Australian community here is wider than the island. Jakarta carries the corporate postings, Surabaya the East Java manufacturing roles, and the mining and energy sites of Kalimantan and Sumatra run rosters a long way from any consulate. None of that alters the assessment. A rupiah contract signed in Balikpapan is read by the same Australian criteria, against the same evidence set, as one signed in Kuningan, and an Indonesian-language payslip needs the same NAATI-accredited translation wherever it was printed. Distance changes the courier time and the certification trip, never the eligibility.
The currency is the Indonesian rupiah, and it is treated as one currency from Aceh to Papua. The preferred-list treatment described above, with 80 per cent of gross salary commonly counting at select lenders, attaches to the rupiah on the payslip rather than to the city that issued it. The Reserve Bank of Australia publishes a daily rupiah rate, 12,721 rupiah to the Australian dollar on 4 September 2026. The lender-by-lender detail sits in our guide to Australian expat home loans.
Indonesia runs three time zones, fixed in their present form since 1 January 1988, with no daylight saving anywhere. Western Indonesia Time, seven hours ahead of UTC, covers Sumatra, Java and the western half of Kalimantan, so Jakarta, Surabaya and the Sumatra sites sit three hours behind Melbourne. Central Indonesia Time, eight hours ahead, covers Bali, Lombok, Sulawesi and the eastern half of Kalimantan including Balikpapan, two hours behind. Eastern Indonesia Time, nine hours ahead, covers Maluku and Papua, one hour behind. Melbourne adds an hour of daylight saving from the first Sunday in October to the first Sunday in April, widening each gap by one. For the video appointment, a 4pm Melbourne slot lands at 1pm in Jakarta, 2pm in Bali and 3pm in Jayapura in September, an hour earlier from October, so the whole country can take a late-afternoon Australian slot inside its own working day.
In short: the Indonesia file is one file. Rupiah are read the same in Jakarta, Balikpapan and Lombok, the evidence and translation rules travel with the currency, certified copies come from Jakarta, Bali or Surabaya by appointment, and all three time zones fit an Australian afternoon.
Does being paid in Australian dollars while living in Bali change the assessment?
Yes, and it simplifies it. For a remote worker in Bali paid in Australian dollars the income assesses without currency shading at all, while a rupiah contract commonly counts at around 80 per cent of gross salary under preferred-list shading. Either way, most lenders model the pay at Australian tax scales.
Currency, not geography, sets the assessment. Australians in Singapore and Ho Chi Minh City, Vietnam are read from their own payslips the same way, and the process sitting underneath all three is our guide to buying from overseas.
Our Australian expat home loans guide holds the lender rules in one place if you want the full picture before you call.
Buying a home in Australia from Bali: the currency on the contract sets the path
Buying a home in Australia from Bali starts with one question: which currency is on your contract and which account does it land in. Australian dollar pay for a remote worker is read unshaded; a rupiah contract sits on the preferred tier at select lenders at around 80 per cent of gross; a package split between the two is read as two incomes with two sets of evidence. Indonesian language documents need NAATI translation. Bali is two to three hours behind Melbourne, identity is certified locally, and the contract, electronic signing and PEXA settlement all run from Indonesia.
Whether you search buying a home in Australia from Bali, buying a house in Australia from Indonesia, buying property in Australia from Indonesia or can I buy a house in Australia from Bali, a citizen or permanent resident can, from Canggu or Jakarta, and the file that settles fastest is the one whose translations were ordered before the pre-approval.
Self-employed in Indonesia: how the file comes together
If you run your own operation from Bali or elsewhere in Indonesia, or consult and invoice rather than draw a wage, the rupiah arrives when clients pay. An Australian lender reads that as income like any other, once it can see it properly.
Expat lending assumes an employer stands behind the borrower, issuing payslips and a contract with credits to match. A self-employed file is built from other pieces, and how the income is evidenced decides it rather than its size.
Everstone Finance settles the route before an application goes in. Brighten writes non-resident lending as either a full documentation loan or an alternative documentation loan. Bluestone treats any Australian citizen or permanent resident living overseas and earning in a foreign currency as an expat, and publishes flexible income verification options that include self-employed borrowers. Choosing first rather than after a decline matters, because a decline leaves a credit enquiry and a valuation on the record.
Mention it first, not last. Indonesia sits close enough to Australian time that the working day overlaps generously, so the documentation route can be agreed before anything is prepared.
Frequently asked questions
Can an Australian living in Bali buy property in Australia?
Yes, for both cohorts this page describes. Citizenship puts you beyond the reach of FIRB in the best way: no approval, no fees, and the established-home rules aimed at foreign buyers pass you by. Permanent residents are generally treated the same way while they remain ordinarily resident in Australia, though a PR holder who has lived overseas for an extended period can be treated as a foreign person under FIRB rules and should confirm their position before signing a contract. The real project from Bali is assembling a lending file that a bank reads cleanly.
Can Everstone Finance arrange a loan to buy property in Bali?
No. Everstone Finance arranges home loans secured on property in Australia only, so we cannot finance a villa, land or an apartment in Bali or anywhere else in Indonesia. While you live in Bali we can arrange a loan to buy a home or an investment property in Australia, a refinance of an Australian home loan you already have, or equity release from a property you already own in Australia.
Can Australian expats in Indonesia apply for an Australian home loan while living in Bali?
Yes. Australian lenders assess overseas applicants on Australian criteria, so where you live matters less than how your income, employment and existing commitments are documented. Expect to supply evidence of earnings, tax records and identity checks certified in a form an Australian assessor can accept. Foreign currency income adds a step, so confirm how yours will be treated before you commit to a property. Being two to three hours behind Melbourne means most requests can be answered the same business day.
How much of an IDR salary will an Australian lender count?
Commonly around 80 per cent of gross salary, since Indonesian rupiah sit on the preferred currency lists, with overtime, allowances and bonuses now accepted at select lenders. Policies differ enough between lenders to move the budget by six figures. That is the Jakarta-contract lane; Bali’s remote workers paid in AUD or USD assess on those currencies instead, as covered below.
Do I need to fly back to Australia to buy?
No. Inspections run by video and local eyes, contracts sign electronically in most cases, and settlement completes electronically between your conveyancer and lender, and with Bali two to three hours behind Melbourne and Jakarta three to four, the calls that remain fit inside the same working day. The step-by-step mechanics are in our main overseas buying guide.
What documents do I need from Bali?
For either cohort the paper set is the same: an employment contract or letter from the employer, three months of statements in which the salary credits show, two payslips not more than about 60 days old, and proper evidence behind any bonus or allowance income. Indonesian-language payslips and contracts need a NAATI-accredited professional translator, not a translation you or your broker produce, and the timeline should absorb that step early.
I work remotely from Bali and am paid in AUD or USD. How does that assess?
What matters is the currency on the contract, not the island you answer email from. Australian-dollar pay is assessed unshaded, US-dollar pay sits at the preferred 80 per cent tier, and remote earners are often among the simplest files a lender opens. That is the Canggu cohort’s exact position, which is why those files often run simpler than the Jakarta contracts.
Will buying property in Australia change my tax residency?
A property purchase, on its own, is not what decides Australian tax residency: the determining tests weigh your broader ties and intentions. A registered tax professional should review the position early, more so if home beckons within a few years. If the plan is Canggu now and Australia later, it is a question to settle before you exchange.
When should I convert my IDR savings into Australian dollars?
Run the scenario first and the answer appears: no conversion day is knowably right, the five-year rupiah spread shows the cost of getting it wrong, and staging transfers is the defence. Add the lender requirement that deposit funds be traceable and seasoned, and the movement plan clearly belongs at the start, not settlement week. Rupiah legs reward the same staging discipline whether the money sits in Bali or Jakarta.
I am paid partly in AUD and partly in rupiah. How does that assess?
Better than either alone, usually: the AUD component assesses without currency shading, and the rupiah component follows the preferred-list treatment at select lenders. Splitting the file this way is common for remote workers and consultants, and the right structure depends on which portion is larger and steadier.
I already own a property in Australia. Can I refinance or release equity from Bali?
Yes, at select lenders: expat policy covers refinancing and equity release as well as purchases, whether you earn rupiah on an Indonesian contract or are paid in Australian or US dollars as a remote worker in Bali, with the AUD portion assessed unshaded. Equity released from an existing Australian property can fund the deposit on the next one, subject to serviceability across both loans, current valuations and LVR caps, and the structuring is worth mapping with a broker before you commit.
Can I refinance my Australian investment property from Bali if it is rented out?
In most cases, yes. Lenders can assess the Australian rental income alongside your Bali salary, and an investment loan that has sat on the same rate for years is often the first thing worth reviewing. The refinance runs remotely on the same AUD or rupiah assessment described on this page, and a property you already own does not need FIRB approval to refinance.
Can an Australian living anywhere in Indonesia get an Australian home loan?
Yes. Australian lenders assess citizens and permanent residents on Australian criteria wherever in Indonesia they live, so a Jakarta contract, a Kalimantan roster and a Lombok remote job all go through the same process. Indonesian rupiah sit on the preferred list at select lenders, commonly counted at 80 per cent of gross salary, and the evidence set, including NAATI translation of Indonesian documents, is identical nationwide.
Does it matter which Indonesian city I live in?
Not for the assessment. What changes is logistics. Indonesia has three time zones, so Jakarta sits three to four hours behind Melbourne while Bali, Lombok and eastern Kalimantan sit two to three, and certified copies come from the Embassy in Jakarta or the Consulates-General in Bali, Surabaya or Makassar, by appointment. Pick the post nearest your site and book it early in the timeline.
How do I buy a home in Australia from Bali, step by step?
Identify the currency on the contract and the account it lands in, because that sets the assessment: Australian dollars unshaded, rupiah on the preferred tier at select lenders. Order NAATI translations of any Indonesian language contract or payslip. Get a pre-approval on that basis. Certify identity locally at the Australian post or a notary. Search with a buyers agent or family, have an Australian conveyancer review the contract, sign electronically, transfer the deposit with statements showing the trail, and settle through PEXA. A request that lands before your breakfast is back in Australia inside the same business day.
