Buying Property in AustraliaFrom Hong Kong
Home loan, refinancing and investment lending advice for Australians and expats buying from Hong Kong. We’re former bankers, we compare 40+ lenders, we’re paid by the lender (not by you), and we work Hong Kong hours.
- Australian citizens in Hong Kong face no FIRB approval and no foreign-buyer ban: the whole Australian market is open to you, established homes included, and permanent residents are generally treated the same way while they remain ordinarily resident in Australia.
- Hong Kong dollars sit on the preferred currency list, so lenders commonly count 80 per cent of your gross salary, and foreign overtime, allowances, commission and bonuses are now accepted in servicing at select lenders. There is a tax angle too: one bank owned lender assesses Hong Kong dollars at the territory’s top tier rate of 17% applied flat rather than at Australian marginal rates, leaving noticeably more assessable income in your serviceability.
- Hong Kong runs two hours behind Melbourne in the Australian winter and three in the summer: your lunchtime is Melbourne’s mid-afternoon, the easiest overlap in Asia. We work to your time zone.
- The full journey, documents to settlement without a flight, is in our step-by-step overseas buying guide. This page covers what is specific to Hong Kong.

Hong Kong’s flat 17 per cent tax has always made the package generous; the change is that at least one major-bank-backed lender now models it that way instead of assuming Australian marginal rates. Add Hong Kong dollars on the preferred list at around 80 per cent of gross salary, and bonuses accepted in servicing at select lenders, and the same finance-sector payslip can come back from two desks six figures of budget apart. That spread is the position to manage first; the two-hour clock barely registers.
Hong Kong is one of the few postings where the city and the country are the same thing. There is no second hub holding a rival share of the Australian community, no regional capital running to a different rhythm, so a guide written for Hong Kong covers the whole market by definition. Wherever in the territory you are based, the lending position is identical.
That matters more than it sounds, because an Australian home loan is assessed against national policy rather than anything local. A lender is looking at how you are employed, how your income arrives, the currency it arrives in and how the purchase will be structured. None of that is decided by the postcode the application is sent from, which is why the mechanics set out here hold regardless of where you have landed.
The clock is the practical piece. Hong Kong sits two hours behind Melbourne in the Australian winter, so when it is 10am on a Tuesday in Melbourne it is 8:00 AM on Tuesday here. Your morning is the productive half of the day for anything Australian. Send documents before lunch and they land in an Australian inbox with most of the business day still to run. By late afternoon your time, Australian offices are winding down, so put the calls at the front of your day rather than the end.

How lenders read Hong Kong dollars
For readers who keep their own models: Hong Kong dollars sit on the major preferred lists, and around 80 per cent of gross salary is commonly counted, with acceptance of overtime, allowances and bonuses varying by lender. At least one major-bank-backed lender applies a flat local tax assumption rather than Australian scales. The variable with the largest coefficient is lender choice, worth six figures on the same payslip.
Deposit and LVR on a Hong Kong dollar salary. One major bank’s foreign income policy carries the Hong Kong dollar in its top tier: 80 per cent of the gross salary counted after a 20 per cent deduction, converted at the XE rate, and a ceiling of 95 per cent of the property value with lenders mortgage insurance for an Australian citizen living in Hong Kong. The bonus line is read separately, as the section above explains. A permanent resident living overseas stops at 80 per cent whatever the currency, and a Hong Kong file that settles at 80 per cent avoids LMI and keeps every lender in play.
Hong Kong’s Australian community is one of the most finance-literate expat groups anywhere, and the lending treatment of Hong Kong dollars has quietly become one of the best going.
Model it the way you would any position. Input one: Hong Kong dollars are preferred-list, so lenders commonly count 80 per cent of your gross salary. Input two: foreign overtime, allowances, commission and bonuses are now accepted in servicing at select lenders. Input three is the one Hong Kong readers appreciate most, because at least one major-bank-backed lender applies a flat 17 per cent tax assumption to Hong Kong dollars instead of assuming Australian tax, and the territory’s real tax position finally shows up in the output.
You will want the live number, not our placeholder: xe.com publishes the HKD rate credit teams work from, and the calculator below, which applies the income count set out in our Australian expat home loans guide converts it into a shaded income on the spot. Price in the one risk a spreadsheet tends to miss: identical Hong Kong payslips regularly produce approvals six figures of budget apart at different lenders, which makes the lender screen the first tab, not the last.
Hong Kong remains one of the great Australian finance postings, and its expats are usually the most spreadsheet-ready clients we meet. The territory’s flat, low tax has always made packages generous; what has changed is that lenders have finally started modelling that reality rather than pretending Australian tax applied.
What the assessor actually looks at. In a Hong Kong file, the bonus line. The base salary on a preferred-list currency is the easy part; the swing item is the bonus, and the assessor reads it from two places at once: the credits on the bank statements and the employer letter or payslips covering the most recent year. Where the two agree, the bonus enters servicing on that lender’s averaging and haircut rules; where they do not, it is the first thing left out. Assemble that evidence pack before the application, not after it.
Recalculates as you type. Model assumptions, not policy: the 80 per cent tier and the cap of five are indicative, the binding constraint is full serviceability with tax modelling and commitments, and the inter-lender spread on one payslip runs six figures. Inputs are processed locally in your browser, never logged, never transmitted, never read by us. General information only, not credit advice.
Benchmark it against Cotality’s median dwelling values as at 30 September 2026: Sydney $1,198,596, Brisbane $1,048,880, Perth $975,022, Adelaide $928,560, Melbourne $780,550. An indicative ceiling of about $873,600 clears the Melbourne median, while Sydney, Brisbane, Perth, Adelaide would call for a bigger deposit, a dual income or a different property type. Since the example is struck on an illustrative rate, rerun the benchmark with today’s rate in the calculator above before drawing conclusions. Every capital’s series is in the full median tracker.
For the lender by lender detail behind these settings, see which Australian banks lend to expats in 2026, and for how we place a file from Hong Kong, see our Australian expat mortgage broker page.
In short: Hong Kong dollars are read on the preferred tier, the bonus is the swing item and it only counts where the statements and the employer letter agree, and at least one lender models the territory’s flat tax rather than Australian scales, so the lender screen is the first tab, not the last.
Five years of the Hong Kong dollar, in Australian dollars
The series, from Reserve Bank of Australia monthly data: one Hong Kong dollar bought about A$0.175 in August 2021, A$0.197 in August 2023, A$0.196 in August 2025 and about A$0.181 now. Mark a HK$1,000,000 deposit to those months and the value ranges between $207,207 and $170,430 Australian, a band of about $36,776. Strip out the noise and the driver is a single pair: the Hong Kong dollar is pegged to the US dollar, so the whole chart is AUD/USD, with the peg holding one side flat while the Aussie sets the range.
That flat side is engineered: the Hong Kong Monetary Authority has run the Linked Exchange Rate System since 1983, and it holds the Hong Kong dollar within a band of HK$7.75 to HK$7.85 to one US dollar (HKMA, checked 23 August 2026), a degree of stability few expat currencies can offer when income is being modelled months ahead of a settlement date.
Treat the currency like any unhedged exposure: quantify what a few cents of movement does to the deposit before it happens, stage the large transfers instead of running the whole position through one day’s fix, and keep the settlement-transfer safeguards on every leg. The live rate is on xe.com, and the calculator above marks your borrowing power to it as you type. Exchange-rate figures are RBA monthly averages, general information only, not financial or FX advice.
Hong Kong logistics, solved
Practicalities for Hong Kong-based buyers: the time difference of two to three hours behind Melbourne shapes call scheduling rather than preventing it; documents follow the standard expat file of employment evidence, bank statements and recent payslips; documents are typically in English, simplifying the file; and inspections, contracts and settlement all complete remotely.
- Time zones: Hong Kong is two to three hours behind Melbourne. Your lunchtime is Melbourne’s mid-afternoon, the easiest overlap in Asia, and our calendar shows slots in your local time.
- Documents: the standard expat file applies: employment contract or letter, three months of salary credits, two payslips no older than about 60 days. Payslips and contracts are typically issued in English, which keeps the document file straightforward.
- On the ground: English payslips are standard, which keeps documents simple. Inspections, exchange and settlement all run remotely: the mechanics are Steps 5 and 6 of the main guide.
- Your Hong Kong visa clock: Hong Kong runs a bilateral Working Holiday Scheme with Australia, with an annual quota of 5,000 places for Australians aged 18 to 30 and work for any single employer capped at three months (Immigration Department, checked 23 August 2026). Many Australians in Hong Kong are on employment visas with a longer runway, but wherever you sit, the clock decides whether you are buying a home to land in or a property that will be rented until you return, and lenders read the two files differently.
- The market you are buying into: premium values fell 3.2 per cent in the three months to July 2026 while clearance rates sat under 50 per cent: the case for this cycle is in our buyer’s market analysis and buy-back window piece.
- One tax sentence for the Hong Kong file: salaries tax in Hong Kong is broadly chargeable on income from employment, offices and pensions arising in or derived from Hong Kong (GovHK, checked 23 August 2026), and how an Australian property and any rent it earns sit alongside that is not a lending question, so speak to a Hong Kong tax adviser.

Already own in Australia? Refinance, cash out and equity release, from Hong Kong
Owning in Australia while earning in Hong Kong means every repayment crosses the peg: the Hong Kong dollar holds steady against the US dollar, so what an Australian loan costs each month in HKD moves with the AUD/USD rate. Select lenders will refinance that loan and release equity from Hong Kong entirely remotely, assessing HKD income on the same preferred-list basis as a purchase. According to Everstone Finance, Australians in Hong Kong can refinance an Australian mortgage from Hong Kong end to end: identity is certified in the city, documents are signed electronically, and settlement goes through PEXA, the electronic settlement system for Australian property.
The five-year numbers above show the size of the swing: the same million Hong Kong dollars was worth anywhere between $170,430 and $207,207 Australian across the period, and the identical arithmetic applies in reverse to every monthly repayment. You cannot negotiate the peg, but the Australian rate on the loan is the one variable you control from Hong Kong, which is why the spreadsheet-ready expats this page describes tend to act on this section fastest.
The repricing-then-refinance sequence in our negotiate-your-rate guide runs by email and phone, and the current cashback market pays switchers who qualify.
On the equity path, growth in the existing property can be released as the deposit on the next purchase, which means the next deposit does not have to be converted across the peg out of fresh HKD savings. Serviceability has to carry both loans on shaded income, current valuations and LVR caps apply, and the structure is worth one conversation with a former banker before you commit.
We see the Hong Kong version most weeks: a spreadsheet-ready client who has modelled the peg to three decimal places and has not looked at the rate on the Australian loan since the posting began. The peg cannot be negotiated; the rate can, by email, from Hong Kong.
Searched as a cash out refinance or a home equity loan from Hong Kong, the process runs on Perth time: consular certification is available in the city, so the identity paperwork is local and the calls fall inside the working day. The lender still caps the release at its loan to value limit and asks what the money is for, which our guide to a cash out refinance from overseas covers.
Mortgage broker for Australian expats in Hong Kong: how we place a Hong Kong file
An Australian in Hong Kong asking which mortgage broker to use is really asking who will read the package properly. This is how a Hong Kong file runs with us, from Melbourne, two hours ahead of you in winter and three in summer.
The first video call needs no documents. We separate base salary from housing allowance, bonus and any share scheme, and shortlist the lenders that assess Hong Kong dollar income on the terms this page describes, including the difference between a lender that applies notional Australian tax and the one that applies Hong Kong’s top tier rate of 17 per cent flat. You get the shortlist and the reasons the other lenders fell out, in writing, before anything is lodged.
Identity is certified in Hong Kong, statements are gathered to show the salary and allowances landing, the deposit trail from Hong Kong to Australia is documented as it moves, and settlement runs through PEXA without a flight. One application goes to one lender and the two people you met on the first call lodge it.

Hong Kong Island, Kowloon or the New Territories: one Hong Kong SAR file for Australians buying back home
The clock is the same across the Hong Kong Special Administrative Region: Hong Kong Time at UTC+8, kept by the Hong Kong Observatory, with no daylight saving observed since 1979. The seasonal movement is on the Australian side. Melbourne sits on UTC+10 for most of the year and shifts to UTC+11 from the first Sunday in October to the first Sunday in April, so the two hour gap becomes three through the Australian summer; a 6pm video call from Central or Sha Tin is 8pm in Melbourne in September and 9pm from October.
Hong Kong Island, Kowloon and the New Territories are one region to an Australian credit team. An Australian in a Central tower, a Kowloon East office, a Sha Tin or Tuen Mun address in the New Territories, or a Greater Bay Area role run from a Hong Kong desk is read from the same three inputs: how you are employed, how the salary arrives and the currency it arrives in. What a Greater Bay Area posting changes is only the currency question, because the treatment set out above is written for Hong Kong dollars and a package paid in another currency is assessed on that currency’s tier; this guide covers the Hong Kong SAR and makes no claim about the mainland. Everstone Finance is also unrelated to any Hong Kong or Singapore company that uses the Everstone name.
Identity documents are certified at the Australian Consulate-General in Hong Kong at 25 Harbour Road, Wan Chai, on Hong Kong Island, which is the one Australian post for the whole SAR. Its notarial page lists property and mortgage documents among the services provided by appointment: certifying copies of identity and supporting documents, completing the DFAT Identity Certificate for land, property or mortgage transactions, which carries no charge, and witnessing signatures on land or property documents, provided you bring written instructions from an Australian legal practitioner, licensed conveyancer or lender. Other fees are set in Australian dollars and converted to Hong Kong dollars monthly. Where a document must be witnessed by a notary public rather than a consular officer, the Consulate-General points to the Hong Kong Society of Notaries, and it notes that another professional with Australian accreditation, such as an Australian chartered accountant, may be acceptable to the recipient.
The currency is the Hong Kong dollar, and the Reserve Bank of Australia publishes its rate against the Australian dollar each business day: 5.6529 Hong Kong dollars to one Australian dollar on 4 September 2026. The lender treatment on this page attaches to that currency across the whole SAR, so the preferred list tier, the bonus evidence rules and the flat tax modelling available at one lender read a Hong Kong dollar salary the same way from Kennedy Town to Tseung Kwan O, and the lender by lender rules are collected on our Australian expat home loans guide.
In short: the Hong Kong SAR is one file. Island, Kowloon or New Territories, it is the same Hong Kong dollar treatment, one Consulate-General in Wan Chai for certification, and a UTC+8 clock that sits two hours behind Melbourne for most of the year and three through the Australian summer.
Two figures circulate for Hong Kong tax and both are right. The progressive salaries tax scale runs from 2 to 17 per cent, and 17 per cent is the top tier rate that the lender described on this page applies flat. The standard rate, which caps the bill for high earners, is two tiered: 15 per cent on the first HK$5 million of net income and 16 per cent above it for 2025 to 2026. Guides that quote 15 per cent are describing the standard rate, not the lender setting. Can an Australian in Hong Kong buy and settle in Australia without flying back?
Yes. From Hong Kong, two to three hours behind Melbourne, inspections, contracts and settlement all complete remotely, and settlement itself runs through PEXA, the electronic settlement system for Australian property. Documents are typically in English, so the standard expat file of employment evidence, bank statements and recent payslips travels without translation.
Distance is a scheduling problem rather than a lending one. Our Singapore guide and the page for Australians in Ho Chi Minh City, Vietnam describe the same remote purchase from their own currencies, and the mechanics underneath all three are laid out in our guide to buying from overseas.
Our Australian expat home loans guide holds the lender rules in one place if you want the full picture before you call.
Australian expat home loan Hong Kong: the question in every form it is asked
Yes to all of them. An Australian citizen or permanent resident living in Hong Kong can take an Australian home loan to buy or refinance at home. The Hong Kong dollar is on every published currency list at 80 per cent of gross income, most lenders apply Australian tax rates to the salary while at least one major bank owned lender applies Hong Kong’s top rate of 17 per cent instead, and a citizen needs no FIRB approval. Hong Kong is two or three hours behind Melbourne, so the file runs by video inside both working days.
Whether the search is an australian expat home loan hong kong, an australian expat mortgage hong kong, australians in hong kong buying property in australia, a hong kong based australian buying property in australia or a hong kong salary australian home loan, the rules above are the answer, from Hong Kong Island to Kowloon and the New Territories.
Buying a home in Australia from Hong Kong: two hours, one bonus line, no flight
Buying a home in Australia from Hong Kong runs inside a shared working day: Hong Kong is two hours behind Melbourne, three in the Australian summer, so documents sent before lunch are actioned the same afternoon. The Hong Kong dollar is on every preferred list at around 80 per cent of gross, at least one major bank owned lender applies the Hong Kong top rate of 17 per cent instead of Australian scales, and the swing item is the bonus, read from statements and the employer letter together. Certification is at the Consulate-General or a notary; the contract, electronic signing and PEXA settlement run from Hong Kong.
Search it as buying a home in Australia from Hong Kong, buying a house in Australia from Hong Kong, buying property in Australia from Hong Kong or can I buy a house in Australia from Hong Kong: yes for a citizen or permanent resident, from Hong Kong Island, Kowloon or the New Territories, with the budget decided by the lender that reads the bonus line best.
Self-employed in Hong Kong: building the file from business income
If you work for yourself in Hong Kong, billing project work from a Central desk or running your own company, the money still arrives in Hong Kong dollars. What changes is that it reflects what you billed rather than a fixed salary line, so a heavy month can sit beside a quiet one.
The expat lending template assumes an employee: a payslip, an employment contract, and salary credits that match the two. Yours is put together another way. What decides a self-employed expat file is how the income is evidenced rather than how large it is, so the shape of the evidence is settled before anything else.
Everstone Finance settles the documentation path before an application goes anywhere. Two published paths are built for business income: Brighten, which writes non-resident lending as either a full documentation loan or an alternative documentation loan, and Bluestone, whose expat product covers any Australian citizen or permanent resident living overseas earning in a foreign currency and publishes flexible income verification options that include self-employed borrowers. Choosing first rather than after a decline matters, because a decline leaves a credit enquiry and a valuation on the record.
Raise it at the outset rather than later, because it reshapes the shortlist before any work begins. Hong Kong keeps the easiest overlap in Asia with an Australian desk, leaving room to settle the lender question inside one day.
Frequently asked questions
Can an Australian living in Hong Kong buy property in Australia?
Yes. Strip out the noise and one fact decides it: the FIRB regime applies to foreign persons, and Australian citizens are excluded from that category no matter where they are based. Nothing to approve, nothing off the menu, established homes included. Permanent residents are generally treated the same way while they remain ordinarily resident in Australia, though a PR holder who has lived overseas for an extended period can be treated as a foreign person under FIRB rules and should confirm their position before signing a contract. The exposure worth managing from Hong Kong is lending and logistics.
Can Australian expats in Hong Kong get an Australian home loan while living there?
Yes. Australian home loan policy is national, so your address does not change the framework, only the evidence that supports it. Expect to document how you are employed, how your income is paid and how the purchase will be structured. Hong Kong sits two to three hours behind Melbourne, so anything sent before lunch lands in Australia with most of the business day still ahead. Reading the overseas buying guide first will tell you what to gather.
How much of an HKD salary will an Australian lender count?
Commonly around 80 per cent of gross salary. Quantify it like an exposure: Hong Kong dollars sit on the preferred currency lists, overtime, allowances and bonuses are now accepted at select lenders, and the residual variable is lender policy itself, which can move the budget by six figures between the strictest and the most generous desks. One bank owned lender also applies Hong Kong’s top tier rate of 17% flat instead of Australian marginal rates, which leaves more of the salary assessable.
Do I need to fly back to Australia to buy?
No. Inspections run by video and local eyes, contracts sign electronically in most cases, and settlement completes electronically between your conveyancer and lender. The step-by-step mechanics are in our main overseas buying guide. Hong Kong has the easiest version of this anywhere in Asia: two to three hours behind Melbourne, so your lunchtime overlaps Melbourne’s mid-afternoon and nothing needs a midnight call.
What documents do I need from Hong Kong?
The checklist: employment contract or employer letter; bank statements carrying three months of salary credits; two payslips, typically your two most recent and no older than about 60 days; extra documentation for bonus or allowance income. Hong Kong employment paperwork is generally issued in English already, which is why this page spends its energy on shading and lender choice rather than translation.
Will my Hong Kong bonus count towards an Australian loan?
At select lenders, yes: foreign bonuses, commission and incentives are now accepted in servicing, evidenced by bank statements showing the credits plus employer letters or payslips covering the most recent year. Lenders differ on averaging and haircuts, which is part of the matching exercise. In Hong Kong’s finance-heavy pay structures the bonus is often the swing item, so the statements-plus-letter evidence pack is worth assembling before application rather than after.
Does the HKD peg to the US dollar matter for my application?
Practically, it steadies the planning: a pegged currency removes most of the day-to-day exchange volatility from your deposit and repayment thinking. Lenders still apply their standard shading tiers, but the number you model in Australian dollars moves less between application and settlement. Hong Kong readers usually know the mechanics already; the lending translation is simply that HKD deposits and repayments track AUD/USD, as the five-year series on this page shows.
Is a HKD deposit safer to time because of the peg?
Half safer: the peg pins the Hong Kong dollar to the US dollar, but the purchase settles in Australian dollars, and the five-year numbers above quantify the exposure left over. Manage what remains like any open position: staged transfers, the live rate monitored, settlement never dependent on a single conversion day. The Hong Kong version of the discipline: treat the deposit like an unhedged AUD/USD position and stage it.
Should I keep my deposit in Hong Kong dollars or move it to Australia early?
There is no universally right answer: the peg keeps HKD steady against the US dollar, not the Australian one, so timing still matters, and lenders also want to see deposit funds seasoned and traceable wherever they sit. The practical move is deciding with the numbers in front of you, which the transfer-timing conversation covers.
I already own a property in Australia. Can I refinance or release equity from Hong Kong?
Yes, at select lenders: expat policy covers refinancing and equity release as well as purchases, with Hong Kong dollar income assessed on the same preferred-list shading and the whole process run remotely from Hong Kong. Equity released from an existing Australian property can fund the deposit on the next one without converting fresh HKD across the peg, subject to serviceability across both loans, current valuations and LVR caps, and the structuring is worth mapping with a broker before you commit.
Can I refinance my Australian investment property from Hong Kong if it is rented out?
In most cases, yes. Lenders weigh the Australian rental income together with your Hong Kong income, and an investment loan left on an old rate for years is usually the first thing worth testing. The refinance runs remotely on the same HKD assessment covered on this page, and no FIRB approval is needed to refinance a property you already own.
Can an Australian living anywhere in Hong Kong get an Australian home loan?
Yes. The Hong Kong SAR is a single region to an Australian lender, so an Australian on Hong Kong Island, in Kowloon or in the New Territories, or running a Greater Bay Area role from a Hong Kong desk, is assessed on the same Hong Kong dollar treatment: the preferred currency tier, the bonus evidence rules and the flat tax modelling available at one lender. Identity is certified at the Consulate-General in Wan Chai.
Does it matter whether I live on Hong Kong Island, in Kowloon or in the New Territories?
No. The lender reads how you are employed, how the salary arrives and the currency it arrives in, and none of those changes between Central, Kowloon East and Sha Tin. The one Australian post for the whole SAR is the Consulate-General at 25 Harbour Road, and the clock is UTC+8 everywhere, so the only thing a New Territories address changes is the journey to Wan Chai.
Do Australian lenders give home loans to Australian expats in Hong Kong?
Yes. The Hong Kong dollar is on every published accepted-currency list, counted at 80 per cent of gross income after conversion, and the lenders that accept overseas residents write purchases and refinances for Australians in Hong Kong regularly. Most lenders apply Australian tax rates to the salary in the assessment; at least one major bank owned lender applies the Hong Kong top rate of 17 per cent instead, which lifts the net figure it works from. Bonuses and housing allowances are counted by some lenders and not others.
Can an Australian in Hong Kong buy property in Australia without flying home?
Yes. An Australian citizen needs no FIRB approval however long they have lived in Hong Kong, a permanent resident keeps that position while ordinarily resident in Australia, and every step runs remotely: pre-approval on the shaded Hong Kong dollar income, identification certified at the Consulate-General or a notary, valuation and settlement in Australia. Hong Kong is two hours behind Melbourne in the Australian winter and three in summer.
How do I buy a home in Australia from Hong Kong, step by step?
Pre-approval first, with the lender chosen for how it reads the Hong Kong dollar base and the bonus; where the statements and the employer letter agree, the bonus enters servicing on that lender averaging rules. Certify identity at the Consulate-General or a notary in the same week. Search with a buyers agent or family, have an Australian conveyancer review the contract, sign electronically, transfer the deposit from the Hong Kong account with its trail, and settle through PEXA. Book calls through the calendar, which shows times in your own time zone.
