The short version
  • Australian citizens in the United Kingdom face no FIRB approval and no foreign-buyer ban: the whole Australian market is open to you, established homes included, and permanent residents are generally treated the same way while they remain ordinarily resident in Australia.
  • British pounds sit on the preferred currency list, so lenders commonly count 80 per cent of your gross salary, and foreign overtime, allowances, commission and bonuses are now accepted in servicing at select lenders.
  • London runs nine hours behind Melbourne in the Australian winter and ten to eleven in the summer: an early morning call in London lands in the Melbourne late afternoon or early evening. We work to your time zone.
  • The full journey, documents to settlement without a flight, is in our step-by-step overseas buying guide. This page covers what is specific to London.

Australian expats in the UK: home loan rules, the pound and the lenders

A London bonus is often the line that moves an Australian budget most, and the line most often left out. Sterling sits on the preferred list, so around 80 per cent of gross salary commonly survives shading; the bonus, commission and allowances only enter servicing at select lenders, and only where the bank statements and an employer letter or payslips covering the most recent year agree. Most lenders then model Australian tax on the pound salary whatever your actual UK rate. Between those settings the same London payslip returns budgets six figures apart, which is the gap to close before the search starts; the nine hours to Melbourne are a scheduling detail.

The file is read in Australia. It is assessed against Australian lending rules by an Australian credit team, which means your postcode in Britain is not one of the inputs. Income, the currency it is paid in, residency status and the property itself are what move the outcome, and none of those shift between one British city and another.

London anchors this guide because the Australian population there outweighs any other British city, and most of the questions we field come from it. The lending is national. Read this from Manchester, Birmingham, Edinburgh or Glasgow and the process in front of you is the one described here, step for step.

Timing is the part worth planning around. The UK runs nine hours behind Melbourne in the Australian winter, so when it is 10am on a Tuesday at an Australian desk, your own clock reads 1:00 AM on Tuesday. By the time you arrive at work, the Australian day has already closed. An early call from Britain reaches the Australian late afternoon or evening, and everything outside that window becomes considered written work rather than a rushed phone conversation, which for a mortgage is no bad thing. For the wider picture, see our guide to buying property in Australia while living overseas.

British pounds, through a lender’s eyes

A British pound salary lands on the preferred currency lists, so Australian lenders commonly count around 80 per cent of the net figure after shading, while treatment of overtime, allowances and bonuses shifts from desk to desk. Most credit teams also model the income at Australian tax scales even where the actual UK rate is lower. Picked blind, the wrong lender can leave six figures of budget sitting on the table from the same London payslip.

Deposit and LVR on a sterling salary. One major bank’s foreign income policy puts the pound in its top tier: 80 per cent of the gross salary is counted after a 20 per cent deduction, converted at the XE rate, and an Australian citizen living in London can borrow to 95 per cent of the property value with lenders mortgage insurance, the same ceiling as a buyer at home. A permanent resident living overseas stops at 80 per cent whatever the currency, other lenders sit at or below those lines, and most London files still settle at 80 per cent by choice, which avoids LMI and widens the lender choice.

More Australians live in London than in most Australian regional cities, and the flight home has never mattered less to the purchase.

Because sterling sits on that preferred list, the shading is the friendly kind: 80 per cent of your gross salary commonly survives assessment, and select lenders now let foreign overtime, allowances, commission and bonuses into servicing as well. The quirk worth knowing before you model anything: your pay is usually assessed as though Australian tax applied to it, even where your actual rate in the UK is lower, one more reason the choice of lender moves the budget so far.

For your own number, take today’s sterling rate from xe.com and put it through the calculator below, which applies the income count set out in our Australian expat home loans guide. Hold onto one caveat while you do: on the identical London payslip, the gap between the most generous and least generous lender routinely runs to six figures of budget. That is why the lender question comes before the property search, not after it.

London’s Australian community clusters in finance, law, consulting and media, and the classic pattern is five-to-ten years on the pound before the pull of home wins. That career arc matters to lenders: British payslips, bonuses and long employment histories document beautifully, and the sterling salary that felt necessary in zone two converts into serious buying power in Melbourne or Brisbane.

What the assessor actually looks at. A London file documents beautifully, and the assessor reads it in a fixed order: the contract for the base and the currency, the three months of salary credits to prove the base arrives, and then the bonus as its own case, credits on the statements against the employer letter, on that lender’s averaging and haircut rules. A long stint abroad usually leaves a thin Australian credit file rather than a bad one, and UK credit conduct can stand behind it as supplementary evidence, so bring both rather than apologising for either.

One London anchor before you price anything: the Bank of England held Bank Rate at 3.75 per cent at its 17 September 2026 meeting, with the next decision due on 5 November 2026 (Bank of England, checked 1 October 2026). Bank Rate frames what a mortgage feels like it should cost in London, but it has no direct bearing on an Australian loan, which is priced in Australian dollars off Australian funding conditions, so leave the UK rate instinct at Heathrow and let the assessment above set the numbers.

Your numbers, not our example
Worked example only, priced at an illustrative 2.05 AUD rate. A £120,000 salary becomes roughly $246,000 Australian. After 80 per cent shading a lender works with about $196,800, and a debt-to-income cap of five turns that into an indicative ceiling near $984,000, with tax modelling, commitment checks and full serviceability still to come. The rate moves every day, so lift the live one from xe.com and let the calculator re-price you.

Live recalculation with every keystroke, and nothing you type leaves your browser: the figures stay on your device, invisible to us and to anyone else. The 80 per cent tier and the cap of five on debt-to-income are indicative assessment settings only; tax modelling, commitments and full serviceability set the real figure, and the same payslip still prices six figures apart across lenders. General information only, not credit advice.

What that ceiling buys, against the capitals

Set the worked example beside Cotality’s median dwelling values as at 30 September 2026 and the geography sorts itself: Sydney $1,198,596, Brisbane $1,048,880, Perth $975,022, Adelaide $928,560, Melbourne $780,550. An indicative ceiling of about $984,000 clears the Adelaide and Melbourne medians with room to spare and the Perth median narrowly, while Sydney and Brisbane ask for a larger deposit, a second income or a different property type. Because the comparison is priced at the worked example’s illustrative rate, the ceiling shifts whenever sterling does, precisely the movement the calculator above tracks live. The full median tracker carries every capital in detail.

For the lender by lender detail behind these settings, see which Australian banks lend to expats in 2026, and for how we place a file from the UK, see our Australian expat mortgage broker page.

In short: sterling is read on the preferred tier, the bonus only counts where the statements and the employer letter agree, most lenders model Australian tax on the pound, and the lender choice on one London payslip is worth six figures, so settle it before the property search.

Five years of the pound, in Australian dollars

The five-year sterling story, on Reserve Bank of Australia monthly data: one pound bought about A$1.88 in August 2021, A$1.96 in August 2023, A$2.06 in August 2025 and about A$1.91 now. Land a £100,000 deposit in the best of those months and it arrived as $209,600; land it in the worst and it arrived as $169,348. That $40,252 gap is money the market handed out for timing alone, which is why the transfer plan deserves the same attention as the lender shortlist.

This is the one variable in the purchase you cannot negotiate, only manage. Check the live rate at xe.com, feed it to the calculator above, and watch what a few cents does to your deposit before the move happens rather than after. Staging large transfers in tranches beats trusting a single morning, and every leg belongs inside the settlement-transfer safeguards. The figures are RBA monthly averages, shared as general information, not financial or FX advice.

The practical bits, from London

Practicalities for London-based buyers: the time difference of nine to eleven hours behind Melbourne shapes call scheduling rather than preventing it; documents follow the standard expat file of employment evidence, bank statements and recent payslips; documents are typically in English, simplifying the file; and inspections, contracts and settlement all complete remotely.

  • Time zones: London is nine hours behind Melbourne in the Australian winter. A 7am London call lands at 4pm in Melbourne, so your morning is our afternoon, and our calendar shows slots in your local time.
  • Documents: the standard expat file applies: employment contract or letter, three months of salary credits, two payslips no older than about 60 days. Payslips and contracts are typically issued in English, which keeps the document file straightforward.
  • On the ground: Manchester, Edinburgh and everywhere else on the pound work identically. Inspections, exchange and settlement all run remotely: the mechanics are Steps 5 and 6 of the main guide.
  • Your UK visa clock: many Australians in London are on the Youth Mobility Scheme, which is open to Australian citizens aged 18 to 35 for a stay of up to two years, and Australians can extend by one further year (GOV.UK, checked 23 August 2026). Where you sit on that clock is worth naming early, because it decides whether you are buying a home to land in or a property that will be rented until you return, and lenders read the two files differently.
  • The market you are buying into: premium values fell 3.2 per cent in the three months to July 2026 while clearance rates sat under 50 per cent: the case for this cycle is in our buyer’s market analysis and buy-back window piece.

Your London file: what to have ready

Tick what you already hold. This is the standard expat file described on this page, with the bonus evidence and the credit history notes that matter most on a UK file. Nothing you tick is stored or sent anywhere.

0 of 10 ready

One tax sentence for the London file: spend 183 days or more of a UK tax year in the United Kingdom and you are automatically UK tax resident under HMRC’s rules, with UK residents generally taxed on their worldwide income (GOV.UK), so put your own position to a UK tax adviser before you buy in Australia from London.

Already own in Australia? Refinance, cash out and equity release, from London

Owning in Australia while working in London usually means a loan that has been on autopilot for years. From London you can reprice it, refinance it at select lenders, or release equity toward the next purchase, all remotely on the same pound income assessment that applies to a purchase. The mechanics favour you: a repricing request is an email, not a meeting, and a 7am London send lands in Melbourne at 4pm, still inside the same business day.

According to Everstone Finance, Australians in London can refinance an Australian mortgage entirely from London: identity is certified locally, loan documents are signed electronically, and settlement runs through PEXA, the electronic settlement platform used for Australian property.

There is also a quiet advantage in the five-year sterling numbers: while a £100,000 transfer swung by about $40,252 across five years of exchange rates, the rate on your Australian loan has nothing to do with sterling at all. It is the one number in your position you can improve from London without touching the currency market.

Start with the repricing-then-refinance playbook in our negotiate-your-rate guide, then check the current cashback market, which pays switchers who qualify.

If the property has grown while you have been away, select lenders will refinance it from overseas and release part of that growth as the deposit for a second purchase, and UK credit conduct can support the file as supplementary evidence. Serviceability across both loans on shaded income, current valuations and LVR caps still decide the shape, which is where a former banker earns the conversation.

We see the same London file most weeks: five or more years on the pound, a bonus that has never been put in front of an Australian lender, and a home loan back in Australia that has not been repriced since the flight out. The rate is the one number in that position that improves without touching the currency market.

Searches from the UK often call this a remortgage or equity release, but in Britain equity release is a later life product: the Equity Release Council describes it as a way for people aged 55 and over to release money from the home they live in without monthly repayments. For an Australian in London the equivalent is simply a cash out refinance, or what many search as a home equity loan, borrowing more against the Australian property and taking the difference, assessed on a pound salary that sits in the top currency tier at the lenders we place expat files with. Our cash out refinance guide for Australian expats covers the purpose test, the limits and the paperwork.

Australian expats anywhere in the United Kingdom: buying or refinancing from Manchester, Edinburgh, Leeds, Bristol, Glasgow or Aberdeen

Leeds, Bristol, Birmingham, Manchester, Glasgow, Edinburgh and Aberdeen send the same file to the same Australian credit team that a London buyer does, and Scotland, Wales and Northern Ireland change none of it. The contract, the three months of salary credits and the two most recent payslips are read in Australia without reference to the employer’s postcode, so a Welsh or Northern Irish payslip meets the policy set out above. What shifts outside the capital is logistics, not lending: the High Commission in London is the only Australian post in the United Kingdom on DFAT’s list of overseas missions, so for most of the country certification is a postal step, while the lender rules stay national.

Pound sterling is the currency of every one of those cities and of all four nations, and Australian lenders read it on the preferred tier wherever in the country it is earned: commonly about 80 per cent of gross salary counted, bonus and allowance income admitted at select lenders on bank statements and employer evidence, and the figure modelled at Australian tax scales rather than the HMRC rate. The Reserve Bank of Australia publishes a daily pound sterling rate, and its 4 September 2026 print had one Australian dollar buying 0.5327 pounds, the conversion an Aberdeen or Bristol salary goes through before shading.

Identity documents are certified for the loan at Australia House on the Strand, where the High Commission asks that apostilles, authentications and certified copies be submitted by mail and keeps in-person notarial appointments, Monday to Friday between 1pm and 3pm, for services such as witnessing a signature. In early September 2026 the High Commission described itself as fully booked until December 2026 and pointed applicants to its mail service, so a buyer in Leeds or Glasgow should post certified-copy requests early and confirm with the conveyancer which documents need a consular stamp. No Australian consulate in Edinburgh, Manchester, Cardiff or Belfast appears on that DFAT list, which is why the postal route carries the load outside London.

The whole United Kingdom keeps one clock: Greenwich Mean Time in winter and British Summer Time, one hour ahead, from the last Sunday in March to the last Sunday in October. Melbourne moves the opposite way, adding an hour of daylight saving from the first Sunday in October to the first Sunday in April, so the distance between a British desk and an Australian one is nine hours today, ten from 4 October, eleven from 25 October 2026 until 28 March 2027, and nine again from 4 April. A 7am video appointment from Glasgow or Leeds therefore meets 4pm in Melbourne in September and 6pm in January.

In short: the United Kingdom is one file, one currency and one clock for an Australian lender: pound sterling on the preferred tier from Aberdeen to Bristol, certification by post through the High Commission in London, and a gap to Melbourne that runs from nine hours in summer to eleven in winter, with the remote refinance path covered as fully as a purchase.

Will an Australian lender use my UK tax rate or Australian tax scales?

Australian tax scales, in most cases. Lenders assessing an Australian in London commonly model the pound salary at Australian tax scales even where the actual UK rate is lower, and count around 80 per cent of the net figure after shading. Treatment of overtime, allowances and bonuses then shifts from lender to lender.

The currency changes the shading, not the entitlement. Australians working from Dublin, Ireland and Amsterdam, Netherlands meet the same expat lending framework in euros, and the Berlin guide covers it again from Germany. The order of operations underneath all of them is set out in our guide to buying from overseas.

The lender rules that sit behind this page are collected, lender by lender, on our Australian expat home loans guide.

Buying property in Australia from the UK: what changes if you are a British citizen rather than an Australian

Two people can leave the same London office for the same Sydney auction and face different rulebooks. An Australian citizen, including a dual national with a British passport, is never a foreign person under Australian foreign investment law: no approval, no fee, any property. A British citizen without Australian citizenship or permanent residency is a foreign person, and for a foreign person the rules in 2026 are the narrowest in decades. Established houses and apartments are off the table from 1 April 2025 to 30 June 2029, a new dwelling or vacant land to build on needs approval before an unconditional contract is signed, and the 2026-27 application fee is $15,600 for a property of $1 million or less and $31,300 up to $2 million.

The costs stack from there. New South Wales adds 9 per cent surcharge purchaser duty on top of stamp duty, Victoria 8 per cent, Queensland 8 per cent, Western Australia 7 per cent, South Australia 7 per cent and Tasmania 8 per cent, each on its own definition of a foreign person, and lenders willing to write a loan for a foreign national living in London are a smaller group with lower maximum loan-to-value ratios. The pound itself is the easy part: it is on every preferred-currency list, and United Kingdom tax is close enough to Australian scales that the assessed figure barely moves when a lender applies Australian rates.

The one path that reopens the established market for a British citizen is buying together with an Australian citizen or permanent resident spouse as joint tenants, which is the recognised exception and the structure most mixed couples use, with legal advice to confirm it. Everything else on this page, the currency maths, the documents and the remote process, applies to both passports equally. The full rules for buyers without Australian status are in our non-resident and foreign buyer guide.

Buying a home in Australia from London: the early call, the thin file, the same settlement

Buying a home in Australia from London turns on three London facts. The pound is on every preferred list at around 80 per cent of gross. A long stint abroad usually leaves a thin Australian credit file, so UK credit conduct is presented as supplementary evidence. And the nine to eleven hour gap means a London morning reaches the Australian late afternoon or evening, with everything else handled as written work. Certification is local, the contract goes through an Australian conveyancer, signing is electronic, and settlement runs through PEXA.

Whether the search is buying a home in Australia from London, buying a house in Australia from the UK, buying property in Australia from the UK or can I buy a house in Australia from the UK, an Australian citizen or permanent resident can from any British city, and the British citizen position is covered in the section above.

Self-employed in London: contracting, freelancing and your own company

If you contract through your own limited company in London, freelance across the creative and professional trades, or run a practice of your own, your income arrives in pounds like everybody else on this page. What is different is that you issue the invoices rather than receive a payslip.

The standard expat template assumes an employer: payslips, an employment contract and matching salary credits. Yours is built from other material. What decides a self-employed expat file is how the income is evidenced rather than its size, so that question is answered before a lender is approached.

Everstone Finance works the documentation route out before an application is lodged. Brighten writes non-resident lending as either a full documentation loan or an alternative documentation loan. Bluestone treats any Australian citizen or permanent resident living overseas earning in a foreign currency as an expat and publishes flexible income verification options that include self-employed borrowers. Everstone matches those to the way you are paid, because a decline leaves a credit enquiry and a valuation on the record that follows the file.

Tell us at the start, not at the application stage. It is the single fact that most changes which lenders are worth approaching, and settling it early costs nothing while settling it late costs a rebuild. The timing section above shows when a London call reaches an Australian desk.

Frequently asked questions

Can an Australian living in London buy property in Australia?

Yes. For citizens the test is simple: FIRB treats Australian citizens abroad exactly as it treats them at home, so nothing needs approving and nothing is off limits, established houses included. Permanent residents are generally treated the same way while they remain ordinarily resident in Australia, though a PR holder who has lived overseas for an extended period can be treated as a foreign person under FIRB rules and should confirm their position before signing a contract. What remains is execution, lending, paperwork and settlement, and all of it runs on email and documents across the nine hours between London and Melbourne.

Can Australian expats in the United Kingdom apply for an Australian home loan from any British city?

Yes. The application is assessed in Australia under Australian lending rules, so the British city you live in does not change the process. Manchester, Birmingham, Edinburgh and Glasgow follow the same steps as London. What a lender weighs is your income, the currency you are paid in, your residency status and the property itself. The practical difference is timing, because the Australian business day closes at around the hour your own working day begins.

How much of a GBP salary will an Australian lender count?

Commonly around 80 per cent of gross salary, since British pounds sit on the preferred currency lists, with overtime, allowances and bonuses now accepted at select lenders. Policies differ enough between lenders to move the budget by six figures, felt nowhere more than on the finance, law, consulting and media packages London runs on.

Do I need to fly back to Australia to buy?

No. Inspections run by video and local eyes, contracts sign electronically in most cases, and settlement completes electronically between your conveyancer and lender, so the nine hours between London and Melbourne never need crossing in person. The step-by-step mechanics are in our main overseas buying guide.

What documents do I need from London?

The file from London is short: a signed employment contract or a letter from your employer, bank statements covering three months of salary credits, and your two most recent payslips, neither older than about 60 days. Bonus or allowance income needs its own evidence on top. Everything is typically issued in English already, so nothing needs translating. Manchester, Edinburgh and everywhere else on the pound assemble exactly the same file.

Will my London bonus count towards an Australian loan?

At select lenders, yes: foreign bonuses, commission and incentives are now accepted in servicing, evidenced by bank statements showing the credits plus employer letters or payslips covering the most recent year. Lenders differ on averaging and haircuts, which is part of the matching exercise. In a London community clustered in finance, law, consulting and media, the bonus evidence is often the piece that moves the budget most.

Will buying property in Australia change my tax residency?

No single asset settles it: Australian tax residency rests on wider tests of where your life, ties and intentions point, and a property purchase on its own does not tip them. Put the scenario to a registered tax professional before you exchange, above all if a move home inside a few years is on the cards. It is a live question for Londoners midway through the classic five-to-ten-year stint on the pound.

When should I convert my GBP savings into Australian dollars?

Nobody calls the right day in advance, and the five-year sterling spread above prices exactly what that uncertainty can cost from London. Staging transfers spreads the risk that a single conversion date concentrates. Just as important, lenders want deposit funds traceable and seasoned, which is why the movement plan sits at the start of the process rather than settlement week.

I have been in London for years. Does my Australian credit history still count?

Time abroad does not put a mark on an Australian credit file: older entries simply age off over roughly two to five years, so a long London stint usually means a thin file rather than a bad one. Lenders assessing expats expect exactly that, UK credit conduct can support the file as supplementary evidence, and a clean record before you left never counts against you.

I already own a property in Australia. Can I refinance or release equity from London?

Yes, at select lenders: expat policy covers refinancing and equity release as well as purchases, assessed on the same shaded GBP basis, and the process runs on email and documents rather than meetings, so the nine hours between London and Melbourne is a scheduling detail rather than an obstacle. Equity released from an existing Australian property can fund the deposit on the next one, subject to serviceability across both loans, current valuations and LVR caps.

Can I refinance my Australian investment property from London if it is rented out?

In most cases, yes. Lenders can assess the Australian rental income alongside your London salary, and an investment loan that has sat on the same rate for years is often the first thing worth reviewing. The refinance runs remotely on the same GBP assessment described on this page, and a property you already own does not need FIRB approval to refinance.

Can an Australian living anywhere in the United Kingdom get an Australian home loan?

Yes. The application is assessed in Australia on Australian lending rules, so an Australian citizen or permanent resident in Leeds, Bristol, Glasgow, Aberdeen, Cardiff or Belfast is treated exactly as one in London. Pound sterling income sits on the preferred tier, identity is certified through the High Commission in London, largely by post, and the purchase or refinance completes remotely without a flight home.

Does it matter whether I live in England, Scotland, Wales or Northern Ireland?

Not to the lender. All four nations pay in pound sterling, keep the same clock and send documents to the same Australian credit team, so the shading, the tax modelling and the document list are identical. The only practical difference is distance from Australia House in London, the single Australian post in the United Kingdom, which is why certified copies usually travel by registered post rather than in person.

Can a UK citizen buy property in Australia?

Yes, within the foreign person rules unless they also hold Australian citizenship or permanent residency. Until 30 June 2029 a British citizen cannot buy an established dwelling, other than in narrow exceptions such as buying jointly with an Australian citizen or permanent resident spouse. New dwellings and vacant land are open with foreign investment approval, a fee that starts at $15,600 for a property of $1 million or less in 2026-27, and state surcharge duty of 7 to 9 per cent depending on the state. A dual national buys as an Australian.

Can a British citizen get a home loan in Australia without permanent residency?

Yes, from the lenders that write non-resident loans, which is a smaller group than the expat panel and applies lower maximum loan-to-value ratios. Pound sterling income is on the preferred-currency lists and is shaded less than most currencies. The purchase must be one the foreign investment rules allow, which until 30 June 2029 means a new dwelling or vacant land unless you are buying with an Australian spouse.

How do I buy a home in Australia from London, step by step?

Get a pre-approval first, on the pound salary read from the contract and three months of credits, with the bonus assessed as its own case on that lender rules. If your Australian credit file is thin after years away, have UK credit conduct ready as supplementary evidence. Certify identity locally at an Australian post or a notary. Search with a buyers agent or family, have an Australian conveyancer review the contract, sign electronically, transfer the deposit from the UK account with its statements, and settle through PEXA. Book calls through the calendar, which shows times in your own time zone, and let the rest run overnight.
